Rental Application Qualifying Criteria
 
Positive Identification: All  applicants must provide positive identification for verification of identity  for application processing and evaluation.   The verification & evaluation of the application will not begin  until valid photo identification from a country, federal, state or local  government agency is provided to rental agent. 
Income: Monthly income for all  applicants must meet established income threshold for the currently offered  rental rate.  Applicants must  collectively make 3 times the rent in gross monthly income, which must be documented. 
Prefer one plus year minimum on the job. 
Rental/ Mortgage History: Applicants  with current or prior rental or home ownership must have satisfactory housing  history for the last 5 years. 
Credit History: Applicants will have their credit history assessed with information obtained from a credit reporting agency.  This assessment must demonstrate the applicant at an acceptable level of credit management/risk.  Applicants should have sound credit with at least a preferred minimum credit score of 625. 
Occupancy Guidelines: All  leaseholders (anyone over 18 years old must fill out an application will be a  leaseholder) all occupants must be listed on the lease agreement.  No more than 2 occupants per bedroom.  A person is considered an occupant if they  are 24 months or older. 
Guarantors: Guarantors may be used  in such cases where the applicant does not meet qualifying criteria.  Guarantors must fill out a rental application  and will be responsible for the terms and conditions of the rental lease.  Guarantors must have excellent credit and  income. 
Renters Insurance: It is strongly  recommended that Renters Insurance be obtained on each rental.  Water furniture is acceptable, however, an  insurance policy must be obtained where water furniture is used and a current  copy of this policy must be provided to the Rental Agent. 
Pets: Pets are permitted at most rental properties (some breed restrictions apply- Pitt Bulls, Rottweilers, German Shepherds, Dobermans, Chows, or any derivative therof, typically are not accepted. Contact office for details).

    * No more than 2 pets allowed per property unless authorized by Landlord.
* Non- Refundable pet deposit is as follows:  $200 per pet.
* There is a non-refundable monthly pet fee of $40.00 per pet.
* Tenant will be charged $100.00/mo. from the date of occupancy for each unauthorized pet.
  
  
  
  
  
  
 
False information and  falsification of information on the application will automatically disqualify  the application and application monies will be forfeited.   
Lease/Deposits: Leases must be  signed and deposits received within 3 days of application approval. Deposits  and 1st month's rent must be paid by money order or cashier's check only. 
The submission of a rental  application does not promise or guarantee the applicant rental of the property.  Rental properties are continually marketed until a ratified lease and security  deposit have been procured by Agent.  
All rentals are considered  Non-Smoking. You are not allowed to smoke inside the dwelling.
